NOTICE OF PUBLIC HEARING ON APPLICATION FOR FEDERAL RESOURCES NOTICE IS HEREBY GIVEN that on April 15th, 2024, at the Seward Memorial Library, The Seward County Housing Corporation will hold a public hearing concerning an application to the Nebraska Department of Economic Development for a HOME Investment Partnership (HOME) award. This funding is available to eligible entities for local affordable housing activities. The Seward County Housing Corporation is requesting up to $750,000 for the rehabilitation of 4 Home senior units (aged 55 and over). The project will consist of 8 duplexes for a total of 16 units located at 2365 North 4th Street, in Seward, Nebraska. Legally described Seward Heartland Park Estates, First Addition, Block 4, Lot 1, In the City of Seward, Seward County, Nebraska.. The full amount of the grant will be used for rehabilitation costs and will benefit low- and moderate-income people. The need for this project was identified by researching and finding there’s a need for additional affordable housing units in Seward County. Additional funding sources for the $3,027,084 project include $1,816,334 of Low-Income Housing Tax Credit Equity, $75,000 of GP Equity, $369,593 of permanent financing and $74,708 of Deferred Developer Fees. No persons will be displaced as a result of this project. Residents will be relocated to a comparable apartment while their units are being rehabbed with all expenses paid for. A moving company will help assist with the moving of residents’ items. The grant application will be available for public inspection at Excel Development Group. All interested parties are invited to attend this public hearing at which time you will have an opportunity to be heard regarding the grant application. Written and oral testimony will also be accepted at the public hearing scheduled time for 1:30 PM, Monday, April 15th, 2024, Seward Memorial Library, 233 South 5th Street, Seward, Nebraska.
