NOTICE OF SALE OF VILLAGE REAL ESTATE The Village of Utica offers the following described real estate for sale by sealed bids under the following terms and conditions: Lots 11 and 12, Block 34, Wright's Third Addition, Utica, Seward County, Nebraska, except the North 66 feet thereof Interested bidders shall submit their sealed bid offering to purchase this real estate and the amount bid therefor to the Village Clerk, by mail or personal delivery, by 4:00 p.m. on October 29, 2021. All bids received by that day and time shall be opened and considered by the Board of Trustees at their regular monthly meeting on November 1, 2021. The successful bidder shall, on the date of Board acceptance of its bid, furnish a cash deposit of 10% of the total sale price to the Village Clerk, with the balance due and payable on the closing date of November 22, 2021. The sale is subject to the rights of remonstrance by the registered voters as provided by Nebraska Revised Statute 17-503. The sale shall be a cash sale with no financing contingencies. The property is offered for sale as is, where is, with no representations or warranties of any nature. The successful bidder will execute a redevelopment agreement with the Village which will provide that the successful bidder will, within 60 calendar days of the closing date, cause the existing structures located in the property to be removed or demolished. and within one year of the closing date commence construction of a single-family residential home on the property, to be completed within two years from closing date. Conveyance of the real estate shall be made by Municipal Warranty Deed. The successful bidder shall be solely responsible for the cost of title insurance.
